How much does a property management virtual assistant cost?

A property management virtual assistant from Assistiq costs $1,497 a month full-time: one native bilingual English and Spanish operator, 40 hours a week, working in your AppFolio, Buildium or Rent Manager from a supervised office in Latin America, with a 5-business-day replacement SLA. Part-time is $1,097 a month for 20 hours a week. Operator Pro, the same seat filled by someone with verified comparable work in property management, is $1,797 a month. One flat monthly price: no setup fee, no bilingual surcharge, and no annual contract on Starter, Operator or Operator Pro. Across the market, managed full-time providers in the property management ranking publish roughly $1,199 to $3,000 a month, and some add a one-time placement, sourcing or onboarding fee. Below: the tiers by year, the per-door arithmetic, what evenings cost, and every provider row as published in section 07; the cost calculator sets the same hours next to an in-house US hire.

0108The price, in one table

Five tiers, one flat monthly price each.

Every tier serves a property management desk. Operator, Operator Pro and Specialist share the same 40 hours, office and supervisor model; what changes is the person. The annual column is the monthly price times twelve. Custom has no published floor because it is quoted on scope.

Operator is where most property management firms start and stay. The full tier detail and the universal terms are on the pricing page.

0208Cost per door

Cost per door, as arithmetic.

Assistiq does not price per door. Every plan is a flat monthly price, and there is no hourly meter. Property managers budget per door, so here is the division and nothing more: the flat monthly price divided by the portfolio sizes one operator typically carries. One full-time operator typically supports 50 to 150 doors, depending on tenant turnover, maintenance frequency, and Spanish-speaking tenant share.

The per-door figure falls as the portfolio grows until the operator's 40 hours are full; past that point the honest answer is a second operator on Custom, not a lower per-door number. The invoice stays the flat monthly price whether you add or lose doors inside the month.

0308Maintenance desk or full desk

Maintenance desk or the full desk: same price.

A maintenance coordinator and a full property management operator cost the same at Assistiq, because the price buys hours, a supervisor and a bench, not a job title. The question is what fills the hours.

The maintenance desk on its own: requests taken by phone or portal in either language, triaged against your severity rules, work orders opened with the unit, access window and photos attached, vendors dispatched from the list your company maintains within the spend threshold your company documents, chased to closed, and the invoice matched to the work order before it is routed for your approval. The maintenance coordinator virtual assistant page covers that role end to end.

The full desk: the maintenance lanes plus tenant calls and portal messages, owner communication, leasing inquiries answered from your script and showings booked, rent reminder and delinquency calls on your script, renewals and turns, and clerical back-office prep. The property management virtual assistant service page lays out all eight lanes. When the maintenance lane alone is a half-day job, Starter covers it at $1,097 a month for 20 hours a week.

0408Evenings and after-hours

Evenings, weekends and after-hours: what one operator covers.

One operator works one shift. Each operator works the plan hours, scheduled anywhere in the 24-hour day, and across the operation Assistiq schedules 20+ hours of live coverage a day per engagement, anchored to Eastern Time. On the fit call we place the shift where your tenant calls actually land, early evening included. An evening shift costs the same tier price as a daytime one: the hours move, the price does not.

What costs more is staffing two windows at once. Daytime and evening covered at the same time is a two-operator Custom configuration, quoted with a 6-month minimum.

Outside the scheduled shift, events follow the after-hours protocol we document with you during onboarding: which vendors take emergency calls, what triggers owner notification, how your answering flow routes. Whatever lands outside the shift is reconciled at the next scheduled hour.

0508Operator or Operator Pro

Operator or Operator Pro: the experience question.

The price difference between the two full-time tiers is the person, not the seat. Both work 40 hours a week from the same office under the same supervisor, and on both your team teaches your own process in the 7-day onboarding.

TierWhat the tier is
Operator, $1,497/moBilingual support for your everyday operations. An evaluated English and Spanish operator who runs your documented processes, calls included. Your team teaches the workflow in the 7-day onboarding. Prior experience in your industry is what Operator Pro adds.
Operator Pro, $1,797/moRelevant industry experience from day one. The same seat, hours, office and supervisor as Operator, filled by someone with verified experience doing comparable work in your industry: work history, references where available, and a practical test. Specific software requirements are confirmed before matching. Your team still teaches your own process.
Specialist, $2,497/moEvery tier serves your vertical. Specialist changes the person, not the seat: same hours, office and supervisor as Operator, filled by someone with two or more years already working in your vertical and assessed for a more demanding role that is defined before matching: prioritising, spotting missing information, resolving within procedure, knowing when to escalate. Scoped on the fit call. Never licensed work. Experience never widens scope: no licensed activity, no client-reserved decisions, no clinical work, no PHI.

Two rules that protect the price

The 5-business-day replacement SLA holds on every tier. If no Operator Pro or Specialist match is available within 5 business days, an Operator starts on your account and the seat bills at the Operator price, $1,497, until the matching profile arrives.

Moving down a tier changes the person or the billing, never both kept: nobody keeps a Specialist at the Operator price. Moving up is scoped on a call, and the price never rises automatically because an operator learned your account. Specialist is full-time with two or more years of prior work in your vertical, scoped on the fit call, and never licensed work.

0608The first week

The first week, and what you pay for it.

You pay the tier price. There is no setup fee and no onboarding charge on top of it; the 7-day onboarding is inside every tier. Days 1 to 3: your team teaches your platform and workflow, and our supervisor writes the SOPs. Days 4 to 6: the operator shadows. Day 7: first live calls under supervision. Week 2: the operator runs the desk.

If week one shows the fit is wrong, two things protect the price. The 7-day money-back covers Starter, Operator and Operator Pro. The 7-day money-back starts on your operator's first scheduled working day, which is day 1 of the 7-day onboarding, not at signature or payment. And replacements are unlimited: an operator who is not a fit is replaced within 5 business days, at no extra cost, from a 3-operator warm bench, with no buyout fee. The full sequence is on how it works.

What other providers publish, as published.

The rows below come from the verified pricing table of our property management ranking, each with the month it was read on the provider's own pages. Placement and sourcing fees are part of the price: on a first-year budget they move the total more than the monthly figure does.

The full table, with Spanish support, platform scope and the providers that publish no price, is in the ranking of the best property management virtual assistant companies. For who carries supervision and replacement in each model, see the managed agency vs direct hire comparison.

0808Questions

Common questions from firms pricing the desk.

Assistiq universal terms: 7-day onboarding · 7-day money-back on Starter, Operator & Operator Pro · Unlimited replacements: 5-business-day SLA, 3-operator warm bench · No setup fee · No annual contract, no buyout fees, cancel after Month 1

01

How much does a property management virtual assistant cost per door?

Assistiq does not price per door; the per-door figure is division. Operator at $1,497 a month full-time comes to about $30 per door a month on 50 doors, about $15 on 100 doors and about $10 on 150 doors, the band one full-time operator typically carries. Starter at $1,097 a month for 20 hours a week comes to about $22 per door on 50 doors. Operator Pro and Specialist divide the same way. The invoice stays the flat monthly price whatever the door count does inside the month; there is no hourly meter.
02

How much does a property management virtual assistant cost per year?

Multiply the flat monthly price by twelve: Starter is $13,164 a year for 20 hours a week, Operator $17,964 a year for 40 hours a week, Operator Pro $21,564 a year and Specialist $29,964 a year. Starter, Operator and Operator Pro carry no annual contract: month to month after Month 1, so the annual figure is a budget line, not a commitment. Two or more operators are Custom, quoted on scope with a 6-month minimum.
03

What is the all-in first-month cost of a property management virtual assistant?

At Assistiq it is the tier price and nothing on top of it: $1,497 for a full-time Operator, $1,097 for Starter at 20 hours a week. There is no setup fee, no placement fee and no bilingual surcharge. The 7-day onboarding, the supervisor, the office seat, company-issued equipment and the 3-operator warm bench are inside the price. The 7-day money-back covers Starter, Operator and Operator Pro. The 7-day money-back starts on your operator's first scheduled working day, which is day 1 of the 7-day onboarding, not at signature or payment.
04

Does a maintenance coordinator cost less than a full property management desk?

No. At Assistiq a maintenance coordinator and a full property management desk cost the same, because the price buys hours, a supervisor and a bench, not a job title: $1,497 a month for 40 hours a week on Operator. If the maintenance desk on its own is a half-day job, Starter covers it at $1,097 a month for 20 hours a week. The maintenance coordinator virtual assistant page covers that role end to end.
05

How much does evening or after-hours coverage add to the cost?

Nothing, for one shift. One operator works one shift, and the shift is scheduled where your tenant calls land, early evening included, at the same tier price: $1,497 a month full-time. Covering two windows at once, such as daytime and evening, is a two-operator Custom configuration, quoted with a 6-month minimum. Outside the scheduled shift, calls follow the after-hours protocol documented with you during onboarding, and whatever lands there is reconciled at the next scheduled hour.
06

Does the price change if we use Buildium or Rent Manager instead of AppFolio?

No. The tier price is the same on every platform: $1,497 a month full-time on Operator whether the desk runs in AppFolio, Buildium, Rent Manager, Yardi Breeze, DoorLoop, Propertyware or TenantCloud. Your team teaches your configuration, vendor list and conventions during Days 1 to 3 of onboarding. On Operator Pro, specific software requirements are confirmed before matching; the price still does not change with the platform.
07

What happens to the cost if the operator does not work out in week one?

The 7-day money-back applies on Starter, Operator and Operator Pro. The 7-day money-back starts on your operator's first scheduled working day, which is day 1 of the 7-day onboarding, not at signature or payment. At any point, an operator who is not a fit is replaced within 5 business days at no extra cost, from a 3-operator warm bench, with unlimited replacements and no buyout fee. The SOPs written during your onboarding stay with your account, so a replacement never starts from cold.
08

Can I start at 20 hours a week and move to 40 later?

Yes. Starter is the Operator profile at part-time hours: $1,097 a month for 20 hours a week, same office and supervisor. Moving up to Operator at 40 hours a week, $1,497 a month, is scoped on a call, and upgrading Starter to Operator is prorated on your next invoice. The price never rises automatically because an operator learned your account.
09

Does Spanish cost extra?

No. Every Assistiq plan is English and Spanish at the published price; Spanish is not a surcharge, it is how the team is built. Operator is $1,497 a month full-time and Starter $1,097 a month part-time, bilingual on both. The Spanish-speaking virtual assistant cost guide covers how other providers price language.

Working in a specific platform? The AppFolio virtual assistant and Buildium virtual assistant pages cover the desk inside each one, and the property management use case covers the bilingual tenant side. Language pricing across providers is on the Spanish-speaking virtual assistant cost guide, and real estate desks are priced on the real estate virtual assistant cost page.
